Why don't you need a conveyancer based in Waveney?

In the old days you used your local solicitor. You would visit their office in the centre of Waveney, and all documents would be hand-produced and posted or delivered by hand.

That service came at a price, but the truth is that it is no longer needed. With modern technology such as scanning, emailing and even Skype or Facetime video calls there is no need to use your local solicitor. Your conveyancer can be based anywhere and still provide a great service - even if he or she is in an office many miles away from Waveney or perhaps not even in Suffolk.

We have successfully dealt with thousands of conveyancing transactions all over the country, even with clients from the other side of the world. It is not unknown for us to talk to clients outside the UK using Skype, and once we had clients in Thailand talking to us through an interpreter in New Zealand!

There will be no need for you to visit our offices or hand deliver documents. You need never leave Waveney - our conveyancers will talk you through the process via phone and email, and everything works just as smoothly as it would if we were just down the road.

Fees for conveyancing in Waveney

Our fees are transparent and, so long as the situation does not change (for example so long as your property doesn't turn out to be leasehold when we thought it was freehold) the fee we quote is the fee you will be charged.

We don't add extras on for things like photocopying, postage, or the like. Those are our overheads and we don't pass them on to you.

All our conveyancing fees are dependent on the nature and value of the transaction, so we naturally charge a bit more for more complicated and high value work. However, the fee charged will be the same for a customer in Newcastle as it would be for someone in London, or indeed in Waveney.

There are some aspects of our conveyancing fees which we can't change. Fees charged by other bodies such as HM Land Registry, or by HMRC for Stamp Duty Land Tax (SDLT) are out of our control.

Introduction to Waveney

Waveney is a local government district on the Suffolk coast, in the south of England. As of mid-2014 it has a population of 115,919. Most of this population is situated within the towns of Beccles, Bengay, Halesworth and Lowestoft, the latter of which houses the district's Admin HQ, and is the largest town in the district, with a population of 71,010.

Like many British government districts, Waveney was formed on the 1st April 1974, through a merger of the municipal boroughs of Beccles, Lowestoft and Southwold, as well as the Bungay and Halesworth urban districts, the Wainsford Rural District and part of the Lothingland Rural District.

Being the largest town in the district by quite a significant margin, Lowestoft acts as the commercial hub for Waveney. Its coastal location has been the principal reason for its development, and until the 1960s, the fishing industry flourished in the town.

The beaches in Lowestoft are also very popular amongst tourists, who come to take part in watersports, bathing and general recreation. There are two piers, as well as Theme Park and other tourist facilities.

Aside from tourism, the modern economy in Lowestoft is strong, and notable employers include Birds Eye frozen foods, who employ around 700 people. The town has also become a centre for renewable energy development, with firms such as Orbis Energy and Associated British Ports having presence in the area.

In terms of transport, the area has good transport links, but again, Lowestoft accommodates the majority of these facilities. Lowestoft railway station is located in the centre of the town, and is within walking distance from the beach and the town centre. It is based on the Wherry Line and the East Suffolk Line, and consequently there are services to Norwich, Ipswich as well as nearby Beccles.

The main road in the town is the A12, which runs from London to Great Yarmouth, and passes through the town centre.
