Why don't you need a conveyancer based in Tandridge?

In the old days you used your local solicitor. You would visit their office in the centre of Tandridge, and all documents would be hand-produced and posted or delivered by hand.

That service came at a price, but the truth is that it is no longer needed. With modern technology such as scanning, emailing and even Skype or Facetime video calls there is no need to use your local solicitor. Your conveyancer can be based anywhere and still provide a great service - even if he or she is in an office many miles away from Tandridge or perhaps not even in Surrey.

We have successfully dealt with thousands of conveyancing transactions all over the country, even with clients from the other side of the world. It is not unknown for us to talk to clients outside the UK using Skype, and once we had clients in Thailand talking to us through an interpreter in New Zealand!

There will be no need for you to visit our offices or hand deliver documents. You need never leave Tandridge - our conveyancers will talk you through the process via phone and email, and everything works just as smoothly as it would if we were just down the road.

Fees for conveyancing in Tandridge

Our fees are transparent and, so long as the situation does not change (for example so long as your property doesn't turn out to be leasehold when we thought it was freehold) the fee we quote is the fee you will be charged.

We don't add extras on for things like photocopying, postage, or the like. Those are our overheads and we don't pass them on to you.

All our conveyancing fees are dependent on the nature and value of the transaction, so we naturally charge a bit more for more complicated and high value work. However, the fee charged will be the same for a customer in Newcastle as it would be for someone in London, or indeed in Tandridge.

There are some aspects of our conveyancing fees which we can't change. Fees charged by other bodies such as HM Land Registry, or by HMRC for Stamp Duty Land Tax (SDLT) are out of our control.

Introduction to Tandridge

Tandridge is a non-metropolitan local government district in Surrey. As of mid-2014, the area has a population of 85,374. The area contains part of the North Downs Area of Outstanding Beauty, which consequently provides the area with a significant amount of tourism. The area's main settlements are Caterham, Warlingham and Oxted, the latter of which houses the areas administration headquarters. These towns have population of 21,030, 8,036 and 11,314 respectively.

The district was formed on the 1st April 1974 under the local government act of 1972, through a merger of the Caterham and Warlingham urban district along with the Godstone Rural District.

Whilst the Admin HQ is based in Oxted, Caterham acts as the focal hub of the area's commerce. Retail plays a large role in the town, for instance, it houses the Church Walk Shopping Centre, a moderate-sized shopping mall with around 30 stores, including Dorothy Perkins, Boots, Clarks and WHS Smith.

There are also a number of locally based companies, one of them being Caterham Cars, who are the renown makers of the Caterham 7, who only just moved away from the town in 2013. The house building company, Croudace, have their head office in Caterham.

Many of the towns in the district lie in very close to proximity to London, for instance, Caterham is just 6 miles from Croydon. Subsequently, the area holds a significant commuting population.

Because of the town's distance from London, there are reliable and important rail links to facilitate for the commuting population. The majority of railway stations in the area provide quick and simple services to various London stations. Caterham railway station is one of the most prominent stations, and provides 4 trains per hour to areas such as East and South Croydon, as well as 2 trains per hour to notable stations such as London Victoria, London Bridge, Wandsworth Common, Clapham Junction, Norwood Junction and Battersea Park.
