Why don't you need a conveyancer based in Atherstone?

In the old days you used your local solicitor. You would visit their office in the centre of Atherstone, and all documents would be hand-produced and posted or delivered by hand.

That service came at a price, but the truth is that it is no longer needed. With modern technology such as scanning, emailing and even Skype or Facetime video calls there is no need to use your local solicitor. Your conveyancer can be based anywhere and still provide a great service - even if he or she is in an office many miles away from Atherstone or perhaps not even in Warwickshire.

We have successfully dealt with thousands of conveyancing transactions all over the country, even with clients from the other side of the world. It is not unknown for us to talk to clients outside the UK using Skype, and once we had clients in Thailand talking to us through an interpreter in New Zealand!

There will be no need for you to visit our offices or hand deliver documents. You need never leave Atherstone - our conveyancers will talk you through the process via phone and email, and everything works just as smoothly as it would if we were just down the road.

Fees for conveyancing in Atherstone

Our fees are transparent and, so long as the situation does not change (for example so long as your property doesn't turn out to be leasehold when we thought it was freehold) the fee we quote is the fee you will be charged.

We don't add extras on for things like photocopying, postage, or the like. Those are our overheads and we don't pass them on to you.

All our conveyancing fees are dependent on the nature and value of the transaction, so we naturally charge a bit more for more complicated and high value work. However, the fee charged will be the same for a customer in Newcastle as it would be for someone in London, or indeed in Atherstone.

There are some aspects of our conveyancing fees which we can't change. Fees charged by other bodies such as HM Land Registry, or by HMRC for Stamp Duty Land Tax (SDLT) are out of our control.

Introduction to Atherstone

Atherstone is a market town and civil parish in the county of Warwickshire, in the North Warwickshire government district. It forms part of the border with Leicestershire along the A5 national route, and is also just 4.5 miles from Staffordshire.

According to the 2011 census, Atherstone has a population of 8,293. Large nearby towns include Tamworth and Nuneaton.

Historically, Atherstone's economy originally revolved around leatherworking, clothmaking, metalworking and brewing. In more recent years, the hat industry has flourished, and at its height employed around 3,000 of the town's inhabitants. Despite this, the industry died out in 1970s.

Since the 1990s, Atherstone's industry has expanded, and there are now several major companies with major presence in the town, such as Aldi, TNT, Bhs and 3M. All of which either have their head offices or distribution centres in the town.

The major football team in the town is Atherstone Town F.C, who are locally known as 'The Adders'. Their ground, Sheepy Road, has a capacity of 3,500. The major rugby union team in the area is Atherstone Rugby Football Club, who play in the Warwickshire Two League.

There is also a Leisure Complex at the north end of Long Street, which consists of a swimming pool and gym. The complex is also home to the town's memorial hall.

In terms of transport, Atherstone is on the main A5 national route, and is also close to the M42 motorway.

Atherstone also has a railway station, situated on the West Coast Mainline, which provides an hourly service, seven days a week to Crewe and London, via Stoke and Stafford.

The Coventry Canal and a series of eleven locks also run through the town.
