This is a guarantee that our processes and procedures have been approved, that we operate to a certain standard, and is a mark of the excellence of our service approved by the Law Society, the body which represents solicitors throughout England and Wales.

Why don't you need a conveyancer based in Runnymede?

In the old days you used your local solicitor. You would visit their office in the centre of Runnymede, and all documents would be hand-produced and posted or delivered by hand.

That service came at a price, but the truth is that it is no longer needed. With modern technology such as scanning, emailing and even Skype or Facetime video calls there is no need to use your local solicitor. Your conveyancer can be based anywhere and still provide a great service - even if he or she is in an office many miles away from Runnymede or perhaps not even in Surrey.

We have successfully dealt with thousands of conveyancing transactions all over the country, even with clients from the other side of the world. It is not unknown for us to talk to clients outside the UK using Skype, and once we had clients in Thailand talking to us through an interpreter in New Zealand!

There will be no need for you to visit our offices or hand deliver documents. You need never leave Runnymede - our conveyancers will talk you through the process via phone and email, and everything works just as smoothly as it would if we were just down the road.

Fees for conveyancing in Runnymede

Our fees are transparent and, so long as the situation does not change (for example so long as your property doesn't turn out to be leasehold when we thought it was freehold) the fee we quote is the fee you will be charged.

We don't add extras on for things like photocopying, postage, or the like. Those are our overheads and we don't pass them on to you.

All our conveyancing fees are dependent on the nature and value of the transaction, so we naturally charge a bit more for more complicated and high value work. However, the fee charged will be the same for a customer in Newcastle as it would be for someone in London, or indeed in Runnymede.

There are some aspects of our conveyancing fees which we can't change. Fees charged by other bodies such as HM Land Registry, or by HMRC for Stamp Duty Land Tax (SDLT) are out of our control.

Introduction to Runnymede

The Borough of Runnymede is a local government district and borough in Surrey. As of mid-2014 it has a population of 84,584. The area is located just 20 miles west of Central London, and for that reason is an important part of the London Commuter Belt, and consists of some of the most expensive property in the country outside of Central London.

The district was formed in 1974 through a collaboration of the Egham and Chertsey urban districts, and other notable settlements in the area include Virginia Water, Englefield Green and Addlestone.

Being the largest settlement in the area, Chertsey houses the main facilities in the area, including transport and retail. Whilst it is mainly a commuter town, Chertsey is home to the head office of the Compass Group, as well as the UK head office and European headquarters of Samsung Electronics. Thorpe Park, which is part of Merlin Entertainments PLC, is also near the area and consequently provides a significant amount of employment.

Principal retail locations in the area include Guildford Street, which has an arcade and a large supermarket.

In terms of transport, Chertsey railway station provides very frequent services to places such as London Waterloo, Reading, Virginia Water and Addlestone. London can also be accessed by a number of roads, including the M25 London Orbital Motorway.
