Why don't you need a conveyancer based in Neath Port Talbot?

In the old days you used your local solicitor. You would visit their office in the centre of Neath Port Talbot, and all documents would be hand-produced and posted or delivered by hand.

That service came at a price, but the truth is that it is no longer needed. With modern technology such as scanning, emailing and even Skype or Facetime video calls there is no need to use your local solicitor. Your conveyancer can be based anywhere and still provide a great service - even if he or she is in an office many miles away from Neath Port Talbot or perhaps not even in South Wales.

We have successfully dealt with thousands of conveyancing transactions all over the country, even with clients from the other side of the world. It is not unknown for us to talk to clients outside the UK using Skype, and once we had clients in Thailand talking to us through an interpreter in New Zealand!

There will be no need for you to visit our offices or hand deliver documents. You need never leave Neath Port Talbot - our conveyancers will talk you through the process via phone and email, and everything works just as smoothly as it would if we were just down the road.

Fees for conveyancing in Neath Port Talbot

Our fees are transparent and, so long as the situation does not change (for example so long as your property doesn't turn out to be leasehold when we thought it was freehold) the fee we quote is the fee you will be charged.

We don't add extras on for things like photocopying, postage, or the like. Those are our overheads and we don't pass them on to you.

All our conveyancing fees are dependent on the nature and value of the transaction, so we naturally charge a bit more for more complicated and high value work. However, the fee charged will be the same for a customer in Newcastle as it would be for someone in London, or indeed in Neath Port Talbot.

There are some aspects of our conveyancing fees which we can't change. Fees charged by other bodies such as HM Land Registry, or by HMRC for Stamp Duty Land Tax (SDLT) are out of our control.

Introduction to Neath Port Talbot

Neath Port Talbot is a county borough and unitary authority area in South Wales. According to the 2011 census, the area has a population of 139,800, making it the 8th most populous local authority area in Wales.

Neath Port Talbot's borders are shared with the principal areas of Bridgend, Rhondda Cynon Taff to the east, Powys and Camarthenshire to the north and Swansea to the west. Within the area, the principal towns are Neath, Port Talbot and Pontardawe, which have populations of 19,258, 37,276 and 6,832 respectively.

The area also stretches to the borders of the Brecon Beacons National Park, and consequently the majority of the district's land is upland of semi-upland in character. 43% of the land is also covered in forest, and the upland areas also consist of five valleys: Vale of Neath, Dulais Valley, Afan Valley, Swansea Valley and the Upper Amman Valley.

In June 2008, a report showed that economic activity and employment rates in the district were below the Welsh average, however, earnings for full-time workers were higher than either the Welsh or British average. Despite this, earnings for full time workers were higher than either the Welsh or British average.

Specifically, Manufacturing accounts for over 22% of jobs in the county borough, compared to 14% in Wales as a whole. Just under 70% of local jobs are in services, again lower than the Welsh average of nearly 80%.

Notable employers include Tata group, who employ around 3,000 staff in the area. General Electric, Hi-Lex Cable Systems Ltd and Tedeco.

Places of interest in the area include Afan Forest Park, which is popular amongst walkers and mountain bikers and Margam Country Park, which is a frequent destination for the World Rally Championships. There are also many other natural attractions such as Aberdulais Falls, Aberavon Beach and Gnoll Country Park.
