HOME INFORMATION PACKS

As you may have read in the press, from July 2007 anyone selling a house has to have a “Home Information Pack” available to potential buyers as soon as they begin to market a property, (i.e. put it on the market with estate agents).

The Home Information Pack will contain information such as legal documents of title, up-to-date searches, copies of any guarantees or warranties and a Home Energy Report.  You can also include a Home Condition Report, (similar to a Home Buyer’s Survey), but this is however voluntary - it does not have to be included in the pack. 

As solicitors, we are in the best position to be able to obtain and collate this information for you since we already have much of the information readily available. We can also access such information very quickly as searches via the web, from Law Society approved search agents.    

Bird & Co. Solicitors already have the technology in place to be able to provide the Home Information Packs when they come into force in July 2007.

Therefore, when you are thinking of selling your house, please contact us before you do anything else, so that we can ensure that your Home Information Pack is in place for when you put your house on the market.
